Once the design has been agreed we then set to work to provide you our proposal for the project.
Our proposal is based on a fixed price written offer including everything from design to completion. This includes all materials and sub-contractor services required as well as the in-house building labour and project management.
Our proposal contains a full list of work to be undertaken in plain English and an easy to follow format.
If for some reason there is a segment of work that can’t yet be fully priced, usually because you have not yet made a final choice or the extent of the work cannot be seen until some demolition has been carried out, we will include as a provisional cost sum (PC Sum) our best estimate for this work. Once the work is actually done the final price will be adjusted to meet the over or under spend against the PC Sum(s) allowed.
As well as a full written breakdown of the work to be undertaken we include an easy to follow project plan. This will allow you to clearly see the flow of work and plan for any activities on your part whilst the project is undertaken.
Also included is a breakdown of invoicing/payments to spread the costs of the project into smaller amounts over its timeframe. We do not ask for large up front deposits, just a small amount to secure a place in our timetable plus any costs we are committed to (such as ordering made to order materials) prior to the project on-site start date.
Lastly we provide details of our experience in the industry, our insurances and a copy of our 10 point Peace Of Mind Guarantee. Our good name is critical to our business and so in the unlikely event that something does not go to plan the resources of both the local business unit and the national support office are available to put things right.

When it comes to the actual build every team is led by a qualified and experienced lead hand builder whose job it is to manage the day by day activities on the site inclusive of keeping a friendly and helpful dialogue with you the homeowner. To help achieve this a Site Record book is maintained on the site to record choices made (paint colours, tile choices etc) or changes requested.
A key component of our successful projects is our team of builders and specialist sub-contractors who are renovation specialists who understand and enjoy the special circumstances of often working around people living in the spaces we are renovating/adding to.
Our daily on site project management is completed by our business owners keeping in regular contact with both you and the lead hand builder through both informal channels and on site meetings as required. We pride ourselves on making the project not only stress free but an enjoyable experience.
