5 must-dos before adding an extension

1. Be clear about your reasons for choosing an extension


It sounds simple, but have you clarified the exact reasons why you would like to add an extension to your home? Is it to add living space, increase your indoor-outdoor flow or add another bedroom for a new baby? What are your plans for the future for your home?

2. Decide on the type of extension you want

Are you going to increase the footprint of your home by building outwards? If you are unable to do this due to space constraints, you could consider building an additional storey or even go downwards into a basement. While it is costlier to build upwards, it lets you still utilise your existing outdoor spaces.

3. Have your finances sorted


Unless you have the funds to pay in full, it is important to have the approval from your bank before the build begins. Many homeowners can extend their mortgage due to the rising equity they have in their property. This ensures you are not left with an unfinished property due to a lack of funds. It also lets you and your builders know your budget too.

4. Consider the design



Extending an old-style state house is normally a completely different proposition from extending a more modern home. In most cases, we would recommend ensuring your extension works well with the original home, both in function and design. If you can replace like with like, the extension will look seamless. But in cases such as the one pictured above, smart design can marry contemporary with classic in a way that both changes and enhances the home's character. 5. Choose the right builders



When you add an extension, you are going to need to use a Licensed Building Practitioner. This is because it will involve working with the weather tightness of your home. An LBP will need to be involved right from the start when you begin the design process through till final handover.
