In 2025 the New Zealand government announced a significant shake-up in building legislation, aiming to make it easier and cheaper to build granny flats (small, self-contained units) on existing properties and as of January 15th 2026 it has come into effect, generating a lot of buzz and headlines galore. While "no building consent" sounds like a win for your wallet and your timeline, there is a lot more happening under the hood than the headlines suggest.

Before you start digging footings, here is what you need to know about the proposed rules and why cutting out the Council might not be the "easy street" it is being promoted as.

The Technical Essentials: What Is Allowed?

The new legislation focuses on units up to 70m² . To qualify for the streamlined process, these units generally must meet the following criteria:

Size: Maximum floor area of 70m².
Facilities: Must be self-contained with a kitchen and bathroom.
Site: Must be built on land already containing a primary dwelling.
Cannot be an extension/renovation of an existing structure.

Looking Back at Our Predictions of a 2025 Kitchen

Back in 2015 we wrote an article 'The Future of Kitchens: What will they be like in 2025?' and it seems only appropriate that now we've made it to 2025 we take a look back and see how accurate our predictions were compared to the kitchens we are designing building today.

First a look back at kitchen milestones of the past...

Kitchen innovation has been a hot potato of speculation since the early 1900s, when natural gas and then electric stoves began to replace wood and coal burners. There was refrigeration in the 1950s, followed by microwave ovens in the 1960s.

But although it has been more than 50 years since the Jetsons TV show foresaw robotics with Rosie the Robot and 3D printed food, these innovations are only now emerging as real possibilities in the kitchen of the future.

3D Printing Food

Our Prediction: Printing food using devices such as the ChefJet is said to be the next revolution in food preparation, but at this stage results are mainly limited to the confectionary shown at left.

2025 Update: As cool and convenient as this sounds, as of writing this I have yet to enjoy ANY 3D printed food and have yet to see one included in your standard New Zealand kitchen renovation. The proliferation of 3D printers in the last 10 years has certainly been a reality but with more of a focus on medical applications or the creation of 3D printed 'ghost guns.' Thats not to say no progress has been made! A bunch of brainy scientists around the world have been working with 3D printing food using softened ingredients to create meals suitable for astronauts and those with specific medical needs such as dysphagia (limited ability to swallow).

The Verdict: Progress has been made but for us everyday cooks and those enjoying what the local culinary scene have to offer 3D printed food probably isn't on the menu just yet.

Robotic Chef Hands

Our Prediction: British scientists spent almost 18 years developing these robotic 'chef' hands, which can be programmed to prepare meals worthy of a restaurant. Produced by the Shadow Robot Company, the device will be sold from as early as 2017 as part of a purpose-built high-tech kitchen, priced at around UK£10,000 (NZ$21,000).

2025 Update: It seems as though our robot chef had a flurry of publicity in 2015 and hasn't been heard from since. Whether they've changed their name or failed to launch we aren't sure. But a quick google search assures that the robotic kitchen industry is alive and well with a market value of $4.35 billion dollars in 2024 with projections only looking up.

The Verdict: Though it seems that robotic help in the kitchen has become more commonplace it's largely in commercial or factory kitchens and some fast food type restaurants. Although the closest we've seen is the occasional robot waiter which we will admit is a real novelty!

Ikea's Table for Living

Our Prediction: IKEA, the Swedish furniture maker known for its minimalist designs, unveiled its vision for the kitchen of 2025 at last year's Milan Design Week in Italy. One of the ideas that grabbed the most attention at the exhibition was its high-tech ‘Table for living’, a table which automatically identifies foods placed on it and uses a camera to project graphics of recipes for the foods. The also showed a prototype kitchen which included built-in weighing scales, hidden sensors and induction-cooling technology that IKEA reckons will replace refrigerators and keep different foods at just the right temperature. Developed with an eye to sustainability, the kitchen featured a ‘mindful water’ system which filters water, and used waste water for other purposes, such as feeding indoor plants.

2025 Update & Our Verdict: Now this is something that seems a bit more approachable compared to robot chef arms. While on the whole this kitchen prototype and table for living haven't become a mainstay in kiwi homes however the plethora of features are at the top of our list of most likely to be a part of the nowadays or the near future of kiwi kitchen renovations . For now though the only features we can safely say we have included in our kitchen renovations would be filtered water and the re-use of waste water, a great start but hardly The Jetsons.

Smart and Sustainable Kitchens with Post-Industrial Style

Our Prediction: This future kitchen concept by Philips Design also envisions environmental friendliness, but in post-industrial rather than modernist style. “ We need to push ourselves to rethink domestic appliances entirely, to rethink how homes consume energy, and how entire communities can pool resources” s ays the company’s Senior Director of Design-led Innovation, Clive van Heerden. Philips believes the solution is likely to come from biological processes, which are less energy-consuming and non-polluting. Think of it as going back to nature in order to move forward. Philips’ Microbial Home concept uses an integrated cyclical ecosystem – a kind biological machine – to filter, process and recycle what we conventionally think of as waste.

2025 Update: Similar to the Ikea Table for Living, this doesn't seem lightyears away from something we could picture in a trendy Dunedin Warehouse District apartment, however in its totality we haven't seen this taking hold.

The Verdict: While this particular set up (or any of this magnitude) taking hold the value and ideas it stands for 'less energy consuming and non-polluting' are certainly ideas that are becoming more commonplace and applicable for the average NZ home renovation. Although this usually looks like the selection of energy smart applicances, the addition of a solar energy system or the use of recycled materials.

On the whole I would say that our predictions were perhaps on the over eager side. And though our kitchens largely look the same (style aside) as they did 10 years ago there have certainly been huge improvements in the efficiency of the appliances we use, the sustainability of manufacturing kitchen materials and fixtures of all kinds and a general uptake in the belief that there is a need and a capability to be more focused in our everyday lives.

Whats The Scoop On Granny Flat Legislation?

There is a lot of buzz about the new Granny Flat legislation at the moment, but whenever I talk to anyone about it, I hear different versions of what it means and when it comes into play.
So we are here to set the record straight with the latest info and what it means for you!

What is a Granny Flat? And are they just for Grannies?

While most Kiwi's colloquially know what a 'granny flat' is, a better description is small secondary standalone dwellings. And you don't have to be a granny to build or live in one. Granny flats cater to all sorts of New Zealanders needing homes such as renters, immediate and extended family, farm workers, air BnBs and many more.

The new legislation describes the 'Granny Flat' as:

70m2 or less
On a property that already has an established main dwelling
Of a simple design (single story and detached from the main/existing dwelling)
Built by a licensed and authorised professional(s)
Built to the standards of NZ Building Code

What will the new legislation change?

If you were to build a Granny Flat as described above today (May 2025) you would first need to obtain a Building Consent and possibly also a Resource Consent. This comes with a hefty price tag made up of both council fees and drafts-person or architect fees. And will delay the start of your project by weeks if not months.

The new legislation proposes to remove these roadblocks with the goal to "make it easier to build small standalone dwellings known as 'granny flats', improving affordable housing options and ensuring Kiwis have safe, healthy and durable homes to live in."

Once the legislation comes into effect so long as your new Granny Flat meets the requirements outlined above, you will no longer have to apply or pay for Building Consent or Resource Consent. You will still need to notify your local council before you start your project and once you finish. Keep in mind you may still need to pay development levies (more on this further down).

Can I DIY my Granny Flat?

While us Kiwis have a great tradition of DIY however, the legislation is clear that building work must be carried out by licensed and authorised professionals. At the minimum, you will likely need a builder, electrician and plumber.

Some info on how to check your tradespeople are authorised and licensed below:

For Builders , you will need a builder with their LBP (Licensed Building Practitioner) License. You can check the LBP register by clicking here.
For Electricians , you can check a sparky's license status along with other info on via the Electrical Workers Registration Board website.
For Plumbers, you can search either their registration with the Plumbers, Gasfitters and Drainlayers Board webiste you can also search the Master Plumbers database.

How much money could I save?

In most instances building consent fees are calculated based on the value of the project. Again, this will vary from council to council but in our experience for a small self-contained dwelling we would expect these to be in the range of $3-4,000. Resource consent vary a lot in terms of their complexity so the fee structure is typically based on the hourly fees for the council expertise involved + administrative costs. These fees are usually available on your local council’s website.

Above and beyond this typically you would be paying a draftsperson or architect to submit the relevant documentation and drawings and facilitate the consent application process. While you may still have a draftsperson or architect on board designing and creating the necessary drawings for your Granny Flat there is certainly a cost reduction by eliminating the consent process.

What are Development Levies and will I have to pay them?

When a new house is built it increases the density of whichever city it’s built in. This adds to the load on public infrastructure, community services and the need for recreational spaces.

To help cover the cost of these investments (and relieve other ratepayers from covering them) some councils will charge development levies. For councils who do enforce development levies these are typically calculated based on how your property is zoned and the size of your new home.

In our experience development levies often come as a surprise to customers so it’s best to talk with your local Pzazz Homes builder about these in the early stages. They will be able to give you an indicative range you can expect to pay in development levies for your new home.

As an example, Hutt City Council has a district-wide minimum development contribution of $13,984 incl. GST for each new dwelling on a site. Based on your suburb you then may pay additional fees; currently, rural residents have no additional fees, however if you are a resident of Wainuiomata you have an additional $24,514.00 to pay, bringing your total development contribution to $38,498.00 incl. GST. Not exactly loose change!

The legislation states that these fees will be charged during the PIM (Project Information Memorada) process. It's not yet been explicitly stated when the PIM process will be required in relation to the new legislation.

When do these rules come into effect?

If you've been following the headlines, you will have been hearing about Granny Flat legislation since before the 2023 election. So you would be forgiven for thinking, isn't it here already?? So to set the record straight as of May 2025 this law has yet to be enacted. So if you have started or are planning on starting a project of this nature you will need to seek a building consent and possibly also a Resource Consent. Best practice is to check with a trusted builder, draftsman or directly with your local council. It is expected that this law will come into force early 2026.

You could move, however this can be an expensive and disruptive process resulting in a new home that still needs renovations to fit your family's needs. That is why many homeowners choose to extend their existing home!

Extending your home brings great physical, emotional and financial rewards. More space for you and your family and increased equity in your home are only two of those benefits. Before you dive in though, check out our 5 must-do's before undertaking the home extension process.

1.Be clear about your reasons for choosing an extension

It sounds simple, but have you clarified the exact reasons why you would like to add an extension to your home and have you reviewed all options for reducing cost by making better use of the existing footprint?

We’ve all done it – seen a piece of furniture or kitchen we like in a showroom, only to find when we get it home or install it that it just looks wrong. Or have you made a massive decorating mistake without even realizing it? There are lots of common mistakes to avoid.

Here are 10 of them.

1. Playing it too safe

This attitude is prevalent among ambitious homeowners who are on the property ladder and renovate and decorate their homes with an eye firmly on selling them. They’re afraid that unless they use neutral colours and furnishings, they’ll put off potential buyers. They simply fail to realise that for an environment to be appealing, it must have personality and style and this simply cannot happen if everything looks the same. Would you enjoy another person’s company if they had no personality?

2. Cluttering your home

People like me look at people with homes like this and think: Where do they put all their stuff? The point is, of course, do we really need a whole lot of stuff? Should we keep that Lazyboy chair we bought years ago and now hate but don’t want to get rid of because it cost a lot of money? Will Aunt Mildred cut us out of her will if we ‘accidentally’ break that hideous vase she bought us for a house-warming present? Over-furnishing your home makes it look smaller and clutter of any description has been proven in scientific research to cause stress you don’t need.

3. Backing your furniture up against the wall

Remember school dances when all the girls sat in chairs on one side of the hall while all the boys sat on the other side? Many people arrange their furniture in the same way in the mistaken belief that it makes their home look bigger. Putting some space around furniture is actually a better way of creating that impression, and furniture should be arranged according to flow and function.

4. Getting things out of scale

I have a niece who dreams of having a big house but currently lives in a tiny apartment. Consequently, she has furniture that’s too big for her living space. It’s the same with the chandelier in the image above. It’s beautiful but if I were at a dinner party at that narrow table, I’d feel that the chandelier was overshadowing the environment. The rule is very simple: Use small furniture in a small house and big furniture in a big house.

5. Not having a focal point

The focal point here is clearly the lampshade, underscored by the reds and oranges of the rug, cushions and fruit. A focal point gives direction and order to your living space, making it look well thought-out and balanced. Find that one thing that you want people to take notice of when they enter a room. The two big mistakes people make is thinking their focal point needs to be so big and bold that it hits you right between the eyes when you enter a room, or that they should have so many focal points that nothing actually stands out.

6. Not matching the rest of the house

The crime of the last century in interior design was the ‘modernisation’ of villas and bungalows. People slapped hideous brick cladding over weatherboard, replaced gorgeous wooden windows with characterless aluminium joinery and positioned lowered ceilings over ornate plasterwork. Fortunately we’ve all now seen sense and are restoring these classics to their former glory. My point is that homes need a theme to give them character and personality. That’s not to say that every room has to look and feel exactly the same, but resist the urge to be like a creative but misguided friend of mine who gave every room in his home a completely different theme.

7. Forgetting about the indoor-outdoor flow

Unless you live in Antarctica or an apartment without a balcony, you’ll want to spend at least some of your time outdoors. Homes benefit from a connection with nature and the lifestyle offered by your outdoor spaces , yet many homeowners focus just on interior renovation or just on exterior renovation and neglect the link between the two.

8. Neglecting the entrance

After your home’s street appeal, it’s your home’s entrance that creates the strongest first impression on visitors or potential buyers. Smart designers use many ways to create a sense of arrival, of the unexpected, including front doors that stand out from the façade, open entry atriums and features such as sculptures and paintings.

9. Overlooking lighting

You can have the most amazing renovation and furniture but if you don’t think about your lighting, the whole effect you’re hoping for can fall flat. When you renovate as many homes as we do, you get to spot many traps that unsuspecting homeowners have fallen into. Here are some of the most common renovation traps and how to avoid them.

Renovation Trap #1: Buying a Lemon

The classic way for Kiwis to climb the property ladder is to start with a doer-upperer and add value by restoring it to its former glory or modernise it to appeal to buyers. But unlike building a new home, renovation projects do not start with a blank sheet of paper and almost always pose challenges which haven’t been anticipated by inexperienced home improvers. Expensive rot and structural problems, for example.

New ideas on what to do with your laundry

Once upon a time, doing the laundry used to be such a time-consuming chore that it warranted its own room. Not any more. Today, labour-saving devices have made the laundry an embarrassment, relegated to hall cupboards and the corners of garages. We look at the latest ideas on beautifying and organising your laundry space.

This neat corner laundry unit would be great if you have space for it – and good ventilation. Because laundries have almost become after-thoughts in modern home design, people often forget that washing machines and dryers give off lots of warm, moist air – which mould and bacteria love.

The perfect laundry space needs plenty of light and air to keep mould at bay. So hide them! This is the same space, but with the washer and dryer artfully concealed in the kitchen cabinets.

How to Give Everyone in Your Home the Space & Privacy They Need

The idea for this article came from a funny article we read called “Creating Needed Distance Between Me and My Kids” . We can all relate to it. Having a sense of your own space is a healthy thing. But how can you get that in your family household?

Often in a busy home, it’s difficult to find a place that’s special to you where you can get away from it all and unwind. Here are some of our best suggestions for creating that special place you can go when you need to:

1. Put in a second or third bathroom with a tub

Bathrooms used to be strictly functional places where you spent as little time as possible, but all that has changed. The latest and greatest bathrooms have all the accoutrements of luxury, including mood lighting, spa baths, massaging showers, aromatherapy and sometimes even fireplaces and TVs. Best of all, they have locks on the doors so you can shut yourself away and, if you have more than one bathroom, shoo any interruptions away to another bathroom.

2. Chill out in your 'Man Cave' or 'She Shed'

Our top tips for making your kitchen a place to relax and enjoy some 'you time' is to have a kitchen that can be closed off ideally with doors or if not possible due to open plan living consider creating a second living space for the rest of the family to use for your kitchen takeover (or better yet send them outside). Ensure there is ample storage for specialty cooking and baking supplies and appliances - a great example of this is a kitchen aid storage cupboard that lifts up to bench height. And last but not least a good sound system - if you're anything like me a good session in the kitchen isn't complete without some music to jam out to!

4. Shed your preconceptions around sheds

Sheds used to be where you kept the lawnmower or where you went when you were in trouble with your partner. They used to be draughty places with spiders. Today they can be whatever you want them to be – studios, workshops, gyms, you name it.

Teenagers love the idea of taking their first step to independence by setting up in a building that’s separate from your home, so often the best way to gain back your own space is to build a sleepout or convert an existing shed into living space.

5. Extend-a-Home

If you’ve got a multi-generational household, this home would be your ideal – a big home designed with separate wings for each different generation. What is Universal Design? And Why You Should Know About It!

Who is your home built for? Traditionally, homes have been built for Joe and Jill Average and their family of 2.5 kids. But what happens if Jill’s elderly mother comes to live with them, Joe is disabled by a car accident and the kids leave home?

More and more of us are now realising that our homes should be designed for access and use by everyone, regardless of age, lifestyle or physical condition, and that it actually pays to take Universal Design into account when renovating.

What is Universal Design?

Universal Design (also known as Lifetime Design) is based on the principle that it pays when designing a new home or renovating an existing one to think not only about the current needs of the people living there but the needs of others and how our own needs may change over time.

As part of Universal Design, the “aging in place” movement is pushing for homes which enable us to enjoy independent living at home for as long as possible in our lives.

Who benefits from Universal Design?

In a word, everyone. Universal Design is about being inclusive, using simple, proven ideas to make any home more liveable and comfortable for the widest possible range of people, including:

■ Families with young children

■ People who want to stay in their homes as they grow older

■ People who want to simplify their housekeeping

■ People who are taller or shorter than average

■ People with disabilities including those who use wheelchairs or walkers

Is Universal Design worth it?

The 5 Biggest Home Renovation Myths

According to the rash of so-called ‘reality’ shows, renovation can be done by anyone. But in this age of leaky homes and tightening building legislation, is that still the case? We look at five renovation myths that are damaging the industry – and potentially your home.

Myth #1: Renovation can be done by anyone

Would you buy a home that had been ‘renovated’ by reality show contestants? " Get real ", says Rudy van Vlerken, Pzazz Building’s Kapiti-based affiliate .

“The so-called ‘reality’ renovation shows have created unreal expectations,” he says. “Most of the contestants don’t know what they’re doing. I’ve been in the industry for more than 30 years and I would never say I know everything.”

In addition to technical skills, designers and builders need to be aware of the growing volume of building legislation that needs to be followed in order to achieve compliance.

“The age of DIY is pretty much over,” says Rudy. “ So much building work today can only be done by a Licensed Building Practitioner.”

Myth #2: It’s cheaper to do it yourself than to hire experts

“On reality TV shows, labour costs are not normally factored in, so when homeowners are quoted a price that includes labour, they feel like they are being misled,” says Mike Bronswijk, Pzazz Building’s Waikato affiliate .

He notes that he is often called in on DIY jobs to repair the stuff-ups or damage that homeowners have done.

“I’ve seen some horror stories,” he says. “What DIYers don’t realise is that it will generally take them 2 – 3 times longer to complete a project that an expert would, and they fail to factor in the cost of the additional disruption to their home and family – as well as the greater risks involved.”

Myth #3: You should always get 3 quotes

“That would be fine if all quotes were for exactly the same thing, but unfortunately they’re not,” says Andrew Lee, Pzazz Building’s Nelson affiliate . “Every builder has a different picture in their head on what projects will look like and what is included and not included. Home owners think they’re getting different prices for the same thing – they’re not.”

As one of the Nelson region’s most experienced and trusted building practitioners, Andy recommends that people ensure that any quote is detailed, in writing and compliant with recent changes to New Zealand legislation.

“Good renovation experiences are all about relationships, not just price,” says Andy. “We take care to understand exactly what our clients expect, and then deliver on those expectations.”

Myth #4: Renovation projects are always more expensive than estimated

“There are plenty of cowboys out there who deliberately under-estimate in order to win projects,” says Matt Coffey, Pzazz Building’s Christchurch Affiliate . “They try to make their money by adding in ‘extras’ that they didn’t include in the estimate.”

In contrast, Pzazz Building affiliates pride themselves on their accuracy and professionalism.

Myth #5: Renovation projects always take longer than expected

How to Save Money and Save the World with Your Next Renovation Project

It’s our view, and becoming the view of more and more people around the world, that sustainability starts at home. That’s why we approach every renovation project with the needs of the environment as well as our clients in mind. Here’s how you can do your bit to save the world while making smart choices on energy efficiency and healthy living.

Make the Most of Natural Light and Warmth

We’re not going to talk about LED lighting as most of us have already converted our homes, but when you’re renovating, it’s the perfect time to consider how you might make better use of our most powerful resource, the sun, to light and heat your home. The most obvious ways to do this are to improve your ceiling, wall and underfloor insulation and enlarge or reposition your windows and use double-glazing, which can be retrofitted into existing windows. Skylights or solar tubes can be added in windowless or shaded spaces to bring in light from the roof. The use of reflective surfaces will channel more light into your home and there are many materials which absorb and store heat from the sun.

Eliminate Air Leaks

You may be wondering why we didn’t using the word “draughts” but crafty old air can go two ways – it can sneak in as draughts and out as leaks which allow the warmed or cooled air in your home to escape. Either way, you’ll never optimise your home’s energy efficiency until you plug those leaks. Imperfect seals around doors and windows are obvious leaks, but downlights, fans, floorboards and electrical outlets may be less obvious.

Use Sustainable or Recycled Materials for your Renovation

We recommend that you use timber and other materials from sustainable sources when you’re renovating, and we always make sure we thoughtfully dispose of the inevitable waste that accumulates during a renovation project. A word of caution about recycling: Sometimes the carbon footprint created by recycling can be greater than throwing out the old and bringing in the new. But where recycled objects or materials are irreplaceable, have sentimental value or enhance the character of the home, we recommend recycling.

Start Using the Sun or Wind to Power Your Home

It’s not necessary to go right off the grid and, in the words of Jeremy Clarkson, start wearing sandals and cardigans in order to be seen as eco-friendly. But this home in Canberra, Australia, may be the ultimate in energy sustainability. That’s because it actually moves, following the sun as it tracks across the sky! With 28 wheels, two motors and a computerised sensor, the Girasole House is able to produce more solar power and warm water than its residents can ever use. But what about the energy to activate the motors? It has never been more than the electricity necessary for a light bulb, according to the architect.

Save Rainwater and Recycle Waste Water

Water is one of the world's most precious resources but every day, we Kiwis waste millions of litres of it, which we pay for through our rates or in Auckland, direct to Metrowater. Sleeplessness is a problem experienced by New Zealanders at least once a week on average, according to a recent study of sleep habits. Here are our recommendations for optimizing your bedroom for sleep as well as aesthetics and design.

Is your Bedroom Balanced?

Balance is an important concept in interior design, and nowhere is that more important than in where it’s essential that you feel relaxed and at one with your environment. After all, this is where you’re supposed to be able let go of the worries of the day.

Psychologists tell us that when we enter a room, we tend to take in the whole space before we can perceive the specific design features or furnishings. The simplest way to create an impression of harmony and balance in a room, especially a bedroom, is to utilise the principle of symmetry. That’s why most bedrooms have matching bedside tables on either side of the bed and you’ll often find art in matching frames on opposite walls of the bedroom.

Colours Can Actually Help You Sleep

While it’s tempting to create a statement in your bedroom with hot colours like red or vibrant colours like yellow, studies have shown that the best colours for a bedroom are either blue or green, and blue is actually the best colour for inducing sleep hormones.

Now, you’re probably wondering why colour is so important when you normally have the lights out and your eyes closed when you’re trying to sleep. Well, it’s the wind-down to sleep that makes the difference to whether you’re going to have a good night’s kip or not, the part where you feel completely warm and safe and relaxed.

Cut The Lights

It wasn't that long ago that people went to sleep when the sun set and rose with the sunrise, but modern man's invention of artificial light has shortened the time we spend in bed. Light can play havoc with your sleep. You should be able to dim the lights or use mood lighting to sooth and relax yourself before you go to sleep. Any light from outside your home and even those tiny LED lights on your electronic devices can can prevent or disturb your sleep, so fit light-proof curtains or blinds and keep your gadgets covered or in a drawer.

Cool Down for the Perfect Sleep

Did you know that your body and room temperature play a vital role in helping you to fall asleep?

Your body temperature naturally fluctuates during the day, reaching its highest point in the late afternoon, before it starts to cool down and prepare your body for sleep. The cooling temperature signals to your brain that it’s time to start the production of melatonin production, the hormone responsible for regulating your sleep. You can aid this process by keeping your bedroom at the optimum air temperature for sleep – between 15 and 19 degrees.

Don't Forget Your Bedding and Mattress

My son was having back problems and wondered whether it could be his posture at work or running that could be causing the problem until his physiotherapist asked him about his mattress. As it happened, he was sleeping on an older mattress that gave him poor support. As soon as he replaced it with a medium-firm memory foam mattress, his back pain quickly vanished. Your bedding plays an important part in feeling comfortable and regulating your temperature at night.

What About The Kids?

Sleep is even more important for children than it is for adults and as every parent knows, if your kids can’t sleep, then you probably won’t get a lot of shuteye either. One of the reasons we’ve pictured the "treehouse bed" at left is that children can feel happier and more relaxed in a bed that’s uniquely their own and provides them with the sensation of being in a safe cocoon.

Another reason is that you can't see any toys in the picture. It can be a problem letting children use their bedroom as both a playroom – a stimulating place – and a place for sleep – a peaceful place. It’s a good idea not to leave toys lying about in children’s bedrooms at night and to store them out of sight and mind.

Did you catch last week’s Love It or List It Australia episode? Homeowners Brett & Anita tasked show hosts with presenting two options – find a new ‘bigger’ home that would better fit their family, or undergo renovations to re imagine their existing home in a way that works for them. From a betting perspective, it felt like the new home option was a sure thing – their home seemed far too small and cramped with a bigger home sounding like the obvious solution.

Their problems with their space were some of the most common issues we hear – lack of flow, wasted space, lack of natural light, and the dreaded toilet / bathroom directly off the living room. Designer Neale Whitaker of team ‘Love It’ uses his expertise and experience to make key changes to the floor plan that remedy the above issues and completely transforms the feeling of the house – and even more impressive, he does so without extending the footprint!

Ironically our first trend is a bit of an anti-trend. With many customers planning to be in their homes long term and wanting the style of the bathroom to remain timeless with a sense of quiet luxury.

In step with this there is a trend towards incorporating features that will be helpful/beneficial as we get into our later years. This application of universal design could include non slip flooring, curbless walk in showers, wider doorways and grab bars.

While we all know tiles to be a functional feature in many bathrooms, in 2024 we will see the rise of tiles that are just as beautiful as they are functional. Say goodbye to plain square tiles and hello to bold colours, bold patterns and funky shapes. Given tiles are so practical this trend can be used for a backsplash, as a statement floor or as your wall finish. The options are endless.

Playful Wallpapers

Bathrooms are a great space to express your personality and do something bold and what better way to do so than with a bold, bright or whimsical wallpaper. With so much variety out there you are sure to find something that speaks to you! Of course subway tiles are hardly a new trend with the traditional horizontal brick lay pattern even featuring on a few ‘trends we are saying goodbye to in 2024’ articles. But hope isn’t lost for this tile staple – instead arrange them vertically and stack them inline with each other. This is the perfect blend of a timeless tile and a modern trend. We also see a lean towards hand moulded tiles that aren’t completely flat for a more soft, organic feel.

Smart Toilets

I can only speak for myself but I give thanks for the invention of the flushing toilet everyday! But should we expect more from our toilets? High tech toilets with features such as automatic lids, warming seats and self-cleaning features are becoming more and more popular. As these products come on the market ask yourself can you put a price on the marital peace that comes with a toilet lid that puts itself down?

The Return of the Medicine Cabinet

This feature which is typical of older home is making a comeback, the perfect solution to keep your countertops clutter free. For those unlearned, a medicine cabinet is typically a vanity mirror that has a cupboard behind it for storing medicines, cosmetics and the like. They are a great way to add easier to access storage to your bathroom and more and more styles are coming on the market. A trick to take the space saving even further is to recess the cabinet into the wall so it looks like a regular wall mounted mirror – but with a secret.

Fridges

Believe it or not, yes we are still talking bathrooms – the addition of small fridges into bathrooms is becoming more and more popular. These are a great spot to keep a refreshing beverage alongside medications, cosmetics, and skincare.

Envisage Your Dream Summer Afternoon and Work Backwards

There is a Kiwi ideal that a deck is all you need to enjoy outdoor living and for some it is - but we encourage you to dig a little deeper and take some time to consider what your dream summer afternoon looks like and how your outdoor living space can best accommodate that. Set the Mood with Outdoor Furniture, Decor and Lighting

A trend we have noticed in K iwi outdoor living spaces is that they tend to be quite sparse and often when the sun goes down we rely on the moon and the back porch for light. Dressing and lighting your outdoor living area as you would any other room is the key to creating an inviting space that you will be drawn to everyday. So consider: What furniture does this space need? What decor brings me joy and serves a purpose? What mood are we creating with lighting?

As an example, take an outdoor dining area

Consider this:

Outdoor furniture: Naturally you will need a dining table. Seating presents more options - you could do individual use chairs or a portable bench seat, or a built in bench seat. What's is practical for your needs and your space?

Decor: Of course in the outdoors there is typically greenery around which makes a great backdrop. But consider adding some sculptural art pieces in your garden or table setting. A layer of soft furnishings such as an outdoor rug, cushions and a stash of cozy blankets is a great way to soften a space items an practical for when the evening chills.

Lighting: This is really a 2-for-1 as a great lighting scheme doubles as decor. There are many ways to incorporate lighting into your outdoor space including candles (consider citronella candles for the added benefit of repelling bugs), lanterns, solar garden lights, exterior house lights and hanging string/festoon lights. A combination of these lighting layers work together to create a magical ambience that will take your space to the next level.

Add a Fire or Water Feature

Nothing says "pzazz" quite like a water or fire feature - or both! If you're looking for a tranquil and serene space, consider a fountain or koi pond for quiet evenings with the soothing sound of babbling water in the background. For myself - and I’m sure many of you when I think of enjoying summer days in the outdoors - food and drink is always involved. We all do outdoor dining but all to often this is preceded by a few hours INSIDE, cooking and preparing - AKA missing out on sunny afternoons spent outdoors. So why not take the kitchen outside? Think of the open plan living style we employ indoors and then take it outdoors. As well as your typical BBQ consider creating a proper kitchen with bench, sink, fridge and storage, and covered area, and even consider something special like a pizza oven or smoker to create a space you will love to cook in. But if an outdoor kitchen sounds too expensive a luxury, or you just don't have the space, a great alternative to connect your existing kitchen to the outdoors is a servery window. The Best Time to Renovate in 2024

With a new year set to roll around very soon many of us will be dreaming and planning for what 2024 may bring and for some of us home renovations will be at the top of that list! Here at Pzazz we love to plan so we have put together some info and insights to help you plan out the right time for you to renovate in 2024!

First let’s take a look back at 2023 and see what time of year was most popular for renovations

With November as a clear winner, we see reflected a common pattern of thinking about renovating throughout the year, making an enquiry and then getting work underway with the hopes the work will be finished and looking great for Christmas. Which works great for a lot of our customers and for some jobs the advantage of the better weather that time of year makes a big difference. But lets dig deeper into each type of renovation and if there is an optimal time of year for them.

Outdoor Living & Decks

A common mistake is waiting too late in the year to get outdoor renovations underway and some of the best weather is spent on having the renovations built – not enjoying them! We recommend to get in touch with your builder in winter or early spring to start the planning process and give yourselves plenty of time to get everything all finished in time for summer!

Extensions & Additions

The big one! Extending your home is a big undertaking with an awesome pay off. Typically a home extension can be completed any time of year but better to avoid the cold and wetter months as adverse weather conditions can slow down work which ends up costing you money. An addition to your home is probably the most disruptive type of renovation so it’s important to also consider what impact it will have on your day-to-day life. Will you be able to live and work there while construction is underway? This may be a crucial factor in deciding the appropriate time.

Bathroom & Kitchen Renovations

These popular ‘one room renovations’ where you’re staying within your existing footprint are the type of jobs all builders love to see in the cold and wet winter months – with the work largely being indoors it makes sense in terms of comfort and job efficiency. Of course however these jobs can be done year round so again we encourage you to ask questions about how will this affect your day to day life while renovations are underway – nobody wants to get stuck cooking Christmas dinner in your temporary makeshift kitchen. Or likewise have a bathroom under construction whilst family is staying with you.

Home Recladding

For a home, being reclad is a vulnerable time. We must remove all the existing cladding in order to replace it with new cladding and that middle bit where your house is undressed is the time where you really don’t want it to rain! So it's best to plan a home reclad for the first half of the year before the weather gets dicey. UNLESS you opt to tent your home for the reclad – this is where scaffolding is erected all around the house and covered in shrink wrap creating a cozy warm weatherproof jacket around it so to speak. While this has a not insignificant cost associated it will ensure your job runs smoothly and work can continue no matter the weather which in turn reduces costs and the length of the project.

As I said in the intro; here at Pzazz we love to plan. Good planning plays a significant role in having an enjoyable and stress free project. Consider the 80/20 rule – 80% planning and 20% doing makes for a great renovation project.

So far we have mainly talked about the doing part, but its absolutely crucial to allow enough time to do the planning part beforehand. So let’s look at what this planning process involves and how much time to give yourself.

Finding a Builder
The first step and one of the most important is finding not just any builder, but the right builder for you. Be sure to research or ask for examples of previous work and testimonials from previous customers. It's also important they are somebody you feel you can openly and effectively communicate with and understands your goals.

Concept Design
You may be coming into this process knowing exactly how you want your new renovation to look and feel or you may just know what’s not working for you now but no idea how to improve it. Anywhere on this spectrum is totally normal – and all can benefit from investing in a concept design that ensures we fully understand your wants and needs, explore the options and come up with the best solution. A concept design can be a simple 2D plan drawing or a full 3D digital model that allows you to see in photorealistic quality how your renovation will turn out. Depending on the scope of your project and how many options your want to explore this process can take from 1 week to 2 months.

Consent Drawings & Applications
Depending on what type of renovations you are undertaking you may need a building consent and possibly even a resource consent. This process requires a draftsperson or architect to create and compile drawings and documentation that outlines the scope of the renovation and how it will be built in accordance with relevant building codes and district plans. Here at Pzazz we pride ourselves on providing in house drafting services with much faster turn around times than industry standard with competitive pricing. Depending on the complexity of your project it can take as little as 2 weeks or a couple months to complete and submit applications to your local council. The time it takes each council to review and accept applications can vary by location and time of year. This process may include some back and forth between your local council and your draftsperson. Its best to ask your draftsperson for an estimated timeframe between submission of application and acceptance.

Quoting / Securing Finance
Once your design is fairly locked in, your builder can start preparing a quote. When reviewing a quote from your builder always ensure the following

· Its clear and agreed upon what basis the contract is being undertaken

o Fixed Price (unlikely in today’s market)

o Quoted with Price Fluctuations

o Charge Up

· It's clear what is and what is not included

· Are there any PC sums included – if so how come?

· Breakdown of the claim/payment schedule

· Details of builders experience, insurance and licensing

You can then use your quote to support your application for lending from the bank if needed. It’s a good idea to talk to your bank in the early stages also to get a ballpark figure for how much you will be able to borrow to avoid disappointment at the finish line.

We asked AI to compile a list of the most common questions people have about renovating - and then we used our experience and expertise to answer them. If your thinking of renovating keep scrolling!

The big question! A reality of renovating is the budget, and you can look at this two ways. How much would it cost to do what you have in mind? Or what can be achieved with the budget available?

The solution - Engage Pzazz to complete a concept design and budget estimate. This means at the very start of your journey you're clearly outlining your scope and getting a good idea of costs.

Depending on the type of renovation you may need building consent or resource consent, as a general rule if you are moving structural, plumbed or electrical elements or changing the external envelope a building consent will be required. Always seek advice from a professional such as one of Pzazz’s builders or designers.

Pzazz is proud to provide consent drawing and application services. The time from commissioning consent drawings through to the issuing of a Building Consent will take 1 - 3 months depending on the size of your project. During this time you will receive regular updates from our drafting staff. Before the plans are submitted to Council you will receive a copy for your approval. Typically we would lodge the consent application on your behalf, but we are also able to support you through the process.

Naturally this will vary based on the scope and complexity of your renovation but any builder worth their salt should include a timeframe in their offer to complete work. It is important to also understand what impact renovations will have on your day to day life. Renovations can be disruptive, and it is important to be prepared for this. You may need to make arrangements for alternative living or working spaces while the renovation is underway.

It is not uncommon for homeowners to change their minds about certain aspects of their renovation after work has begun. If this happens, it is important to communicate with your builder as soon as possible. However this usually means increases in budgets so make sure when discussing changes you are getting and estimated cost for this work and changes to the timeline.

Building on Bad Luck? Superstitions of Home Building Industry

With the spooky season upon us we get in the Halloween spirit and investigate some of the common and not so common superstitions in the building industry. At Pzazz we have vigorous Health & Safety procedures but perhaps a new chapter is ready to be added?

Unlucky 13

Have you ever been in the lift of a high rise building or hotel and noticed a number is missing – the floors go from 12 straight to 14 with no thirteenth floor or the thirteenth floor is labelled M. This is the practice of architects who believe in the concept of triskaidekaphobia – fear of thirteen. In addition to this some East Asian countries also have superstitions around the number four (tetraphobia).

Haint Blue

This superstition originates in South Carolina and refers to painting the ceiling of your front porch a light blue colour to mimic the colour of water. Why you ask? Seeing as its believed that spirits arent’t able to cross a body of water this looks to protect your home from any spirits crossing the threshold.

Spirit Houses

In some parts of South Asia Spirit Houses are common companions to a family dwelling – providing a shelter away from the main house for the spirits of passed loved ones to remain nearby.

Church Gargoyles

Many gothic style churches and cathedrals are adorned with creepy (or cute depending on your opinion) gargoyles manning the roofline. These are believed to be a deterrent to churchgoers, reminding them what company awaits them in hell should they end up there. They also often serve a more practical purpose when designed with spouts in their mouths to drain water away from the building like a gutter.

Coins & Medallions

Buried or inset in the foundation of some homes you will find two sainted coins or medallions. One of Saint Jospeh the Patron Saint of Carpenters to ensure a strong construction and one of Saint Benedict to ward off evil spirits. Other cultures bury coins in the foundation or place them under the doorstep to encourage wealth to enter the home.

The Red Door

A popular choice for many NZ homes is the classic red front door - albeit hotly debated among the Pzazz Design team. Not only is this visually striking its believed that the hue expresses to the visitor that the home is a safe and welcoming place. This has a biblical origin and in the running theme of this article its believed that the colour red wards off evil spirits.

Is AI the Future of Renovation?

These days we are hearing more and more about AI and the amazing things it can do. And did you know it can even affect the way we renovate our homes?

Here at Pzazz, we try to keep our finger on the pulse and keep up with the latest technologies to improve the home renovation experience for our customers. So today we are diving into how AI can assist in the renovation process and how it stacks up against us human professionals.

Broadly speaking, we can break renovating into two stages - Planning and Doing.

Let’s start with Planning.

An area where AI has really made a splash is Architecture and Interior Design. The software we currently use to make photo realistic 3D models of your next renovation project already employs AI to more realistically portray the design created by our designers. However, tools such as RoomGPT and Visualise AI claim to be able to transform a room to any style in an instant based on a photo, floor plan and sketch. So naturally, we put them to the test!

First up we tested RoomGPT where we uploaded images of different spaces, selected what type of space it is and then asked it to re imagine the room in a new style.

In this image we gave RoomGPT the prompt to transform this kitchen into the Art Deco style. What do we think?

While RoomGPT has certainly transformed the space I'm not sure it's recognizably Art Deco. The main feature is the black and white pattern on the walls, countertops and backsplash. Hard to tell if this is meant to be wallpaper, tile or some other type of board. The detail of the objects in the space such as those on the dining table is quite blurry and ambiguous and we aren't too sure what's happening in the kitchen corner. RoomGPT doesn't seem to have correctly interpreted this space.

Next up we gave RoomGPT the prompt to transform this open plan dining area to be in the style of the 70s era. Do we think it did the job?

personally wasn't alive for the 70s but this isn't really what I pictured! Not too say it's bad, just a lot less groovy than anticipated! In terms of correctly reading the space, it seems like the further into the room, the less it makes sense.

In RoomGPT's final test we asked it to transform this kitchen in the rustic style - and I think its safe to say this is the biggest transformation yet!

I'm impressed by how well the kitchen cabinets translated, however the dishwasher seemingly didn't fit the rustic theme so was replaced by a cupboard. The windows also seem to have been overridden making for a very dark and cave like feeling. While I certainly agree rustic would be an accurate way to describe this kitchen, if you were to ask for a rustic kitchen and you go this I think you would be quite surprised!

ext we headed over to Visualize.AI to see what tools they had to offer. A point of difference for this AI is that as well as uploading photos you can upload sketches or floor plans. So we uploaded a 3D Sketch of a kitchen and asked it to decorate it with the theme of cottage core.

Overall I am impressed by this result! It could be a photo of a real space if there weren't a few clues. Firstly this is the unique timber fridge, although decorative fridges are on the rise this one is not quite believable. Do you also notice above the sink there is the chain of a light hanging down but no light, odd! Lastly there is a floating shelf above the range-hood which though possible surely would be impossible to reach for all except the tallest among us!

To round out our testing we tried out a popular interior design AI called Spacely AI, asking it to imagine this bathroo m in a coastal style.

Spacely really took it all the way with this one! Certainly on theme. Something we struggle with across almost all AI tools is if you fall in love with the wicker vanity it has generated in this case, does it really exist? Can it be bought? And further to that, can you buy it here in New Zealand?

In our final test we utilized a function on Spacely that will take a photo of an empty space and furnish it based on your selected room type and style.

For this living room we asked Spacely to furnish it in the 'modern style.' Aesthetically this is one of the most realistic yet and looks like a real space. However when it comes to the reality of the space and structure, things get a bit hinky. Firstly, though it's technically the same room, the After looks a lot bigger, and I am doubtful that all that furniture would actually fit in the real space. The AI has also struggled to recognise the doors on each side of the room, instead presenting elements that would not be compatible with reality.

So what do we think? While AI shows huge potential, most of the time it produces a result that would be impossible or at least very difficult to re-create in real life. It’s a great tool for brainstorming, finding inspiration and easily trying on different styles. But when you want to create a 3D design that reflects your style and can actually be achieved in your home, we’ll stick to the (human) professionals. At least for now.

And as for the Doing part of renovation while AI is certainly making improvements to productivity, planning and health & safety tools that are used on the construction site, we’ve yet to come across an AI that knows how to pick up a hammer!

While at the moment AI is only semi useful, watch this space as the best is certainly yet to come! Bathroom Bliss on a Budget: How to Get the Bathroom of your Dreams for Less than you Thought

Your bathroom is one of the most important rooms in your home. It's where you start and end your day, and it's where you get ready for special occasions. But if your bathroom is looking a bit tired and dated, it can be hard to feel your best.

The good news is that you don't have to spend a fortune to give your bathroom a makeover. With a little planning and the right team, you can transform your bathroom into a spa-like oasis without breaking the bank.

Keep Your Layout

The best way to keep costs down in your bathroom renovation is to keep your layout. This predominantly applies to plumbed items such as your toilet, shower, bath, and vanity. When you move these items, it means you will most likely need a building consent which comes at a cost and a time delay because you will need to engage a designer or draughtsperson and apply for Council approval. Of course, there is some wiggle room if you need to move the vanity tap 10cm to the left, but for the most part if you can make your existing layout work for you then it will free up room in your budget to spend in other areas.

Upgrade Tapware & Lighting

These are fairly simple upgrades that can make a huge difference. If your tapware or lighting is tired, out of date and a bit worse for wear, upgrading to something fresh and functional will make your bathroom feel revitalised. This work should be carried out by the relevant professional but should be a simple and quick job. This is also a great time to consider some tech upgrades such as Wi-Fi controlled lighting that you can dim or change colour via your phone — perfect for creating that relaxing atmosphere. Likewise, upgrading your shower pressure is something that will improve your life every day.

Tile Alternatives

When I think luxury bathrooms I think tiles, but unfortunately fully tiled bathrooms or walk-in tiled showers are often out of the budget. However, there are some great products on or coming to the market that make getting the tiled look more affordable.

DumaWall is a warm, lightweight, and easy to install waterproof wall tile. With revolutionary patented RCB® (Rigid Core Board) technology and an interlocking tongue and groove system which can be installed over existing walls, Dumawall is more affordable than traditional ceramic tiles and much easier to install, keeping your builder costs down. This product can be used in shower and bathroom walls and is also commonly used as a feature wall or for vanity mirror surrounds. Some similar product to this are Hydrapanels and FIbo Wall Panels which you can check out here.

Tile Over Shower Base: If you love the look and feel of a tiled shower but don’t want all the extra work of creating a wet floor bathroom, then a tile- over shower base is a great solution. It’s similar to a typical acrylic shower base in its shape, except it can be tiled over. A warning that there will be a small step up to your shower (same as a box shower with an acrylic tray) so those with mobility issues will need to consider whether this will be the best and safest solution for you.

Perma Colour Micro Topping Flooring: This product is an extremely fine cement that can be produced in a variety of colours. The result is a smooth, slightly mottled wall and floor finish that is suitable and economical for your next bathroom renovation. We love the luxe look this product gives and the exciting possibilities that come with their wide range of colour options.

Smart Water Usage Saves You and the Environment

In essence the more efficiently you use hot water, the less water you need to heat. Heating less water reduces your energy usage – reducing your power bill and your impact on the environment. The benefits from the above can be achieved in via two different routes - double points if you do both! Upgrade your water heating system to a heat pump hot water system. This unique system is extremely energy efficient and therefore eco-friendly because instead of generating heat itself, the system gathers heat from its surroundings. Heat pump hot water systems can use up to 70% less energy than the alternative systems.

Reduce your water usage by:

o Choosing water efficient tapware and showerheads

o Fixing any leaks or drips

o Having showers instead of baths (the shorter the better!)

A strategy to de-clutter and keep on top of mess

Not only is clutter an eyesore, it can affect our anxiety levels, sleep and the ability to focus. It can also make us less productive. A home without clutter will be so much more useful – any enjoyable! But it's a hard task for sure. Luckily there are books and documentaries out there with techniques to help you along the process and provide some guidance.

The Marie Kondo Method: In broad strokes you go by room by room and pull everything out and put it in a big pile, you then go through each item, hold it and ask yourself "Does this spark joy?" From there, things are sorted into Keep, Donate or Throw Out. For more info, check out Marie Kondo on Netflix.

Swedish Death Cleaning: A de-cluttering method popularizsed by the 2017 book The Gentle Art of Swedish Death Cleaning- How to Free Yourself and Your Family from a Lifetime of Clutter by Margareta Magnussen. The ethos is to clean your home in a way that will "lessen the burden on my love ones should I die tomorrow". Essentially that means paring down your belongings to essentials and items that truly spark joy for yourself or would spark joy for a friend or family member once you are no longer around to enjoy it. Check out Margareta's book for more info.

The Fly Lady Cleaning Method: This method tackles day-to-day clutter and mess. Sometimes cleaning is overwhelming and you don't know where to start or when to stop. The Fly Lady method breaks all aspects of home cleaning into 15 minute chunks. The strategy includes daily routines, a daily focus for each day of the week and monthly zones. It looks like a lot on paper but those who commit swear by it – and their homes show the difference! More info on the Fly Lady Method can be found on her website and across all social media. YouTube is my personal favorite (there's something so relaxing about sitting on my sofa watching someone else clean their house.)

Storage that works for you!

As much as we try to de-clutter, we all have stuff we need to store. And how we store it makes such a difference! Your storage needs will vary depend on the space, your preferences and budget, but here are some of our top tips!

For low-level storage: Wherever possible use drawers instead of cupboards, especially in kitchens. Nobody wants to be on their hands and knees digging out your muffin tin from the back of the cupboard

Labels are your friend: For boxes or baskets that you can't see into, it's important to add a label that tells you what's inside so when time comes to dig out the Christmas decorations, you're not going through a half dozen boxes to find the right one. Or worse yet, they are spread across numerous boxes which brings us to our next point

Consolidate zones: All the Christmas items together, kitchen items in the kitchen and toys in the toy box, etc. It sounds obvious, but how often do you find yourself searching in three different spots for the scissors? Take some time to plan and create a system where everything has a spot in the appropriate zone of your house. A place for everything and everything in its place.

Invest in quality storage solutions that suit your aesthetic: There is no point in being cheap about a storage solution you hate the look of. Some of our favorites are the clear acrylic food containers with bamboo lids from Kmart and these minimalist spice jar labels from Etsy. If you live in a bug-prone area, glass spring-clip jars with silicone seals are very effective, as well as long-lasting, attractive and eco-friendly. They’re very inexpensive from Kmart or The Warehouse.

Home Automation

Our homes are getting smarter and smarter. The technology behind home automation ranges from simple to comprehensive, depending on your needs. A great way to start is with a Google Home or Amazon Alexa unit. These are jampacked with clever features which are activated by voice commands or an app on your phone. Some of our favorite features include:

Make announcements to units throughout the house – great for requesting a cup of tea in bed
Call other units in your home or your friends and family on the same system
Set timers and alarms - great for cooking!
Play music, podcasts and audiobooks
Report the news and weather forecast
Do math for you – thank goodness
Tell stories and jokes
Control lighting throughout your house
Control heating

And there is lot more if you're an enthusiast. YouTube has loads of interesting channels dedicated to making your house as smart as possible.

Safety, Safety, Safety!

Perhaps the least glamorous but most important things in our homes are the things we need in an emergency! Of course, we hope you never need to use any of the below, but it's much, much better to have them and not need them than need them and not have them.

Fire Extinguishers or Fire Blanket

First Aid Kit

Emergency Kit: Civil Defence NZ advises preparing an emergency kit that could sustain you and your family to shelter in place for three days or more. This should include:

Food that is long-lasting and non-perishable – don't forget food for babies or pets also
Water for three days or more– nine litres per person is recommended to cover drinking water and water for basic hygiene
Toilet paper and large plastic buckets for an emergency toilet
Work gloves and a properly-fitted P2 or N95 mask
Torches and candles – and matches or a lighter
Think about other things that could be useful to you and your family such as entertainment, treats, games or a crafts to entertain everyone.
Last but certainly not least, a can opener so that you can open your canned goods!

Ideas for Renovating with the Earth in Mind

As we celebrate Earth Day 2023, we’ve taken the opportunity to put together some ideas on how to incorporate sustainable and Earth-friendly practices into our homes and home renovations.

Why is sustainability so important in our homes? The science is clear that climate change is upon us and the extreme weather we’ve seen in the upper parts of the North Island recently are a scary reminder that this is certainly an issue that is at our doorstep as a country. While it’s important for us to all do our bit for the greater good, these sustainable and eco practices also have tangible benefits for home owners – including saving you money.

What does sustainability in the home look like?

A healthy home

Unfortunately New Zealand still has too many cold, damp and draughty homes. Evidence shows that those living in homes that have been retrofitted with insulation are 10% less likely to develop serious respiratory illnesses – and children are 15% less likely. Other health factors include allergens and not-so-friendly materials and fixtures that could cause harm to you and your family.

An energy efficient home

One of the biggest ways to make an impact is to reduce the amount of energy required to power your home. That includes heating, lighting, all your appliances and more. Just adding insulation to your home can knock your energy consumption down by as much as 30%. That’s great for the planet and also great for your power bill. Another way to reduce the impact of your energy consumption is to employ renewable energy sources such as wind and solar power.

A home full of eco friendly products

When building, renovating or simply maintaining your home, you are faced with a plethora of decisions that range from big ("Which heating system shall I install?") to small ("What type of laundry powder do I buy?").

It pays to get into the habit of spending a little more time understanding the sustainability of any system or product you’re considering. Ask yourself "Is this product harmful to the environment? Is it likely to end up in landfill or can it be recycled? Is it healthy for my family? Will a higher quality product last longer and reduce waste?"

We acknowledge that eco-friendly options can often cost more upfront, in the long run they usually save you money via energy reduction, less need for replacement and improved overall health.

Make the most of natural light and warmth

The most obvious ways to do this are to improve your ceiling, wall and underfloor insulation and enlarge or reposition your windows and use double-glazing, which can be retrofitted into existing windows. Skylights or solar tubes can be added in windowless or shaded spaces to bring in light from the roof. The use of reflective surfaces will channel more light into your home and there are many materials which absorb and store heat from the sun. It pays to open up your home to more natural light and passive heating from the sun because once you’ve done it, there are no further costs.

Eliminate air leaks

You may be wondering why we didn’t using the word “draughts” but crafty old air can go two ways – it can sneak in as draughts, and out as leaks which allow the warmed or cooled air in your home to escape. Either way, you’ll never optimise your home’s energy efficiency until you plug those leaks. Imperfect seals around doors and windows are obvious leaks, but downlights, fans, floorboards and electrical outlets may be less obvious.

The New Zealand Building Code has no standard air tightness but many other countries specify that homes must have as little as one air change per hour (a measure of how often the air in a space is replaced). New Zealand houses often have 7 to 10 times that amount of air coming in, which means they suffer from substantial heat loss and poor energy efficiency.

Use sustainable, recycled and eco friendly materials

Selecting energy efficient appliances is a great way to reduce your electricity needs and carbon footprint at the same time - win win! Most new appliances will be displayed with an energy rating sticker - the more stars highlighted the more efficient the appliance is. The Gen Less Appliance Efficiency Calculator is a great tool when scoping out new appliances.

Flooring Products

Synthetic carpets are popular these days but are often manufactured using toxic products and unsustainable techniques – plus they may contain VOCs, a group of chemicals that are found in many products we use to build and maintain our homes. Once these chemicals are in our homes, they are released or “off-gas” into the indoor air we breathe. That's why we recommend taking a second look at an eco-friendly alternative – good old New Zealand-made wool carpet, which is natural, long lasting and biodegradable.

Paint

If you've ever painted a room and then left with a headache, you won't be surprised to find paint is a product often loaded with chemicals. Look for low-VOC paints that are waterbased. Resene , Natural Paint Co and Porters Paints are just some of the paint makers with eco-friendly options available.

Start using the sun or wind to power your home

The two big players in clean energy are wind and solar. On a national scale, they reduce our dependence on fossil fuels and make us more energy self-sufficient as a nation. You can even generate your own solar or wind energy at home, saving on your power bill as well as gaining access to back-up power in the case of emergency.

But what’s involved in each and which is a better fit for you?

Solar Energy

The great thing about solar power panels is that they are typically installed up out of the way on your roof, so they go about their business in silence, don’t take up any space and don’t detract from your home’s visual appeal. The only downside is that their ability to produce power is dependent on the sun, although modern photovoltaic cells are more efficient than they were and can continue to produce power even in dull weather conditions. And of course, solar power battery storage is dramatically changing how people use and consume solar power, enabling you to store the excess power you generate for use when the sun isn't shining and at night.

5 Renovations to Protect your Home and Family from Natural Disasters

As a homeowner, you’ve no doubt become more aware from recent weather events of the need to keep your property and family as safe as possible from these kinds of hazards.

Of course, if you are in an area that was hardest-hit by Cyclone Gabrielle or the recent flood conditions, there was no way you could have prepared for the devastation that took place – except by evacuating. Our hearts go out to you.

But if there’s anything positive that has come out of these events, it’s the greater awareness of the need to take what precautions we can against the increasing prevalence of storms, earthquakes and other natural phenomena that can strike anywhere. So we’ve come up with some of the precautions you can take or we can help you with to better protect your home and family.

1. Improve your drainage

If your neighbourhood is low-lying, there are two main ways to protect your home from flooding – lift your home above flood levels, or improve your drainage to let excess water escape.

The first option is expensive – especially if your home is on a concrete slab. So let’s take a look at the drainage option.

Making sure your roof guttering and downpipes are clear of debris is essential, as blockages can cause leaks, rot and mould even in normal weather conditions. If your existing guttering has already proved to be inadequate or is in poor condition, it may pay to replace it with a higher-capacity system capable of coping with heavy rain.

If you have visible drainage systems or sumps around your property, it also pays to clean them out regularly, especially if you have lots of trees or shrubs, and consider increasing their capacity too.

The minimum above-ground level clearance for concrete slabs is generally around 150mm, but this may not be enough in the current climate. Homes built on slabs before 2000 may not even have this level of clearance, in which case it would be worth considering improving the drainage around the perimeter of your home. Don’t consider doing this yourself, though, because professional advice and council approval is needed to ensure your neighbours aren’t adversely affected.

2. Reinforce your roof

Your roof is your first line of defence against heavy rain, but it’s also one of the most vulnerable areas of a home during a cyclone – as many discovered during Cyclone Gabrielle – or tornado – as homeowners at Waihi Beach discovered when a freak tornado blew their roof right off.

Waterproofing, reinforcing or even replacing your roof is one of the smartest home improvements. It pays to have your roof checked regularly for loose tiles, rusted iron and cracks around the chimney, vents and skylights. Check the structural integrity of the roof system and if you’re in a high-wind zone or unprotected area, consider installing roof bracing or strapping for extra protection.

Note: It’s important to bring in an expert to do this rather than trying to do it yourself as you could end up making the problem worse or becoming a statistic – falls from roofs and ladders are one of the most common causes of ACC claims in New Zealand.

3. Landscape to protect from wind and fire

We used to live in fear of a giant poplar tree in the corner of a neighbour’s property, only metres from our home. Older poplars are often used for shelter belts but are notorious for losing their branches or even toppling right over in high winds. During storms, we would sleep downstairs or on the other side of the house, just in case. Imagine our relief when the new owners had the tree removed!

Trees and debris can become deadly missiles during a cyclone or storm. By regularly trimming your trees and removing debris from your yard, you can help reduce the risk of damage, not only to your property but also to your neighbours’. Your neighbours certainly won’t be happy about bark or small chips from your garden being washed or blown onto their properties, so we recommend using stones, gravel or plants as ground cover.

That brings up another danger that we Kiwis rarely think about but increasingly face – the risk of fire. Parts of New Zealand may currently be soaked after the heaviest rains on record, but other parts are experiencing drought conditions. 2020/21 saw a record number of wildfires across the country, destroying more than 13,000 hectares. Thanks to climate change, it seems that these types of fires aren’t going to go out anytime soon.

The best way to protect your home against wildfires is to install fire-resistant landscaping to create what firefighters call a Defensible Space Zone. These consist of moisture-rich foliage set back from the home, landscaping materials such as stone, brick or concrete, irrigation and sprinkler systems to prevent your garden from drying out, and fire-resistant cladding or coatings on your home.

4. Make sure your property and home are stable

There is a greater risk of earthquakes and landslides in New Zealand than many other countries because of our position on a major fault line and our mountainous terrain. Many of us live on sloping sections and even those on relatively flat land may be at risk – remember the Christchurch earthquakes.

Foundations are called that for a reason – your home’s structural integrity depends on them. Previous leaks or flooding, rising damp or long-term degradation of concrete can lead to costly leaks or structural damage, so it’s best to contact a qualified expert to check and make repairs to your foundations.

You may not be able to protect your home against landslides and slips that occur above or below your property, as many residents of the tiny settlements at Auckland’s west coast beaches found out during Cyclone Gabrielle – but you can improve your own section’s stability.

One effective stabilisation method is to use retaining walls to prevent slides and erosion. If you already have retaining walls, it pays to have them checked for weaknesses such as rot and bowing and professionally repaired or replaced. If your section is sloping, having retaining walls put in can help to support your home’s foundations. An added bonus is that your property will become more usable, with level spaces for outdoor living and gardens.

5. Reinforce your exterior walls, doors and windows

Most of us pull our curtains during storms to prevent injury from shattered or flying glass but the cyclone and other recent storms have been so ferocious that curtains may no longer be enough to protect us.

Another precaution is to tie down outdoor furniture and larger items such as doghouses, trampolines and swing sets which could be smashed against the outside of your home. Unfortunately, sheds, playhouses and boats caused more damage to homes than anticipated during Cyclone Gabrielle because they tend to not be properly secured because of their weight. Winds of up to 150 kilometres per hour picked them up and threw them around like toys.

The garage door is typically the largest opening in a home’s building envelope, and if it breaks open during a cyclone or tornado, the rapid buildup of air pressure inside can “literally rip the roof off the house,” say weather experts. The same can happen if your windows and doors aren’t weatherproof, and there may come a time when Kiwi homeowners start bolstering these with reinforcing, high-impact glass and even hurricane shutters like those commonly used in hurricane-prone parts of the United States.

Relocate or Renovate? The Answer Most Kiwis Give Will Surprise You!

Six out of 10 Kiwis believe it is better to renovate than move house in the current market, according to research by survey firm Pureprofile.

The research, commissioned by Tower Insurance and released last month, shows that 58% of Kiwis believe it is better to renovate if they’re needing or wanting to upgrade their living situation.

Even more staggering, nearly two-thirds (68%) of Kiwi homeowners said they are likely to renovate their home in the next two years. And almost one-third (30%) are planning on spending more than $50,000 on an upcoming renovation.

Why all the interest in home improvement? Here are some of the reasons our clients are giving.

Unfulfilled Demand

The last few years have seen the biggest renovation boom in decades – so big, in fact, that many Kiwis are still in the planning stages. Part of the reason for that is that “more sophisticated and intensive work is being required, rather than standard repairs and maintenance work,” says Builderscrack spokesman Jeremy Gray.

“It’s not just that we have had a record number of jobs posted outright, but that the average value of the jobs are higher.”

Maximising Value

“Even though so many Kiwis have already unlocked the full potential of their properties by extending their homes or subdividing and adding secondary dwelling, there are plenty more who don’t realise we are sitting on a goldmine,” says Russell Poole, Managing Director of Pzazz Building.

One of the biggest opportunities that many New Zealanders aren’t aware of is the Resource Management (Enabling Housing Supply and Other Matters) Amendment Bill which allows three houses per site – or the opportunity to extend your home where that may not have been previously permitted.

It’s 2022 and homes are getting smarter than ever!

A great time to smarten your home up is alongside renovations . Renovating already requires you to look at your space and think “how could this be improved to better suit the needs of my family and me?” By adding a layer of smart tech into your improvements you might find yourself surprised how much of a difference some of these tech gadgets make. And keeping up with latest technologies is a great way to improve the value of your home.

#1 - Integrated Lighting

Lighting has come a long way in the last 10 years — not only with the variety of lighting fixtures but also where we can put artificial lighting and how we can control it. A great way to update the feel of your home and modernise is to simply replace your existing lighting fixtures — but why not take it a step further?

Add some sleek lighting details where you would appreciate them as shown in the above images. Often the source of light isn’t directly visible. Well, we have smart doorbells to thank for many a funny video captured , but beyond that they do serve a very useful purpose — allowing us to see who's on the other side of our door, whether we are home or not.

These smart doorbells usually have a camera and microphone so when someone approaches your door you get a notification and can see who is there. This is super handy for a plethora of reasons. For example, you will know right away when your online shopping has arrived. It's also great for avoiding door-to-door salespeople.

One of the key features of these systems is that they act as security cameras even when nobody is knocking at your door. Compared to pre-pandemic times crime has risen by approximately 20% around New Zealand, with the highest frequency crime being theft. Smart doorbells alongside wider use of smart security systems act as a deterrent to thieves — and in the case theft still occurs, will often provide you with footage of the perpetrators that you can pass on to police.

#5 - Solar Panels

Solar panels are an all-round smart investment, saving money on your power bill and doing your part to save the planet at the same time.

A great time to consider adding some solar panels to your roof is when you are thinking of extending your home . Something we don’t often think about but always rely on are smoke alarms, but these are required in every home in New Zealand — and for good reason too.

In the very least, you should be checking that your existing alarms are working but we recommend taking the time to consider upgrading your individual units or converting to a wired system. This is something that is more involved and requires an electrician so if you are already having similar work done it’s sensible to make these safety upgrades at the same time to reduce cost and disruption.

Two Heads are Better than One

Is your home cold?

One out of three New Zealand homes are too cold and damp, according to a recent study.

Somebody sent us this video to illustrate that even as far north as Auckland, many homes are cold, damp, draughty and suffer from condensation on windows. That can lead to mould, not to mention respiratory and cardiovascular problems.

Here’s where the problem comes from. Traditionally, New Zealand homes haven’t been built for our weather. It wasn’t until 1979 that you needed any insulation under regulation in a new home at all. And it took another 29 years for truly adequate insulation and heating to start becoming mandatory.

So if your home was built before 2008, and hasn’t been upgraded since, chances are that it doesn’t meet minimum standards and your family’s need for a warm, dry, healthy home.

What are the minimum standards?

Well, they vary from region to region depending on the climate. But many homeowners seem to believe that the warmer the climate, the less the need for insulation. They forget that there’s a need to keep heat out as well as in. If you’ve ever been in a tent and tried to sleep in on a hot summer’s morning, you’ll know what I mean.

The World Health Organisation recommends that homes should be kept at a consistent temperature of around 20 ^o C, summer and winter. The minimum temperature for comfort and health is 18 ^o C.

There is a simple solution, but it may not be what you think.

I’ll just chuck a few Pink Batts up in the ceiling.

If you don't already have adequate insulation in your ceiling cavity, that’s going to be better than nothing. But given that you lose only 25% of your heating that way, it’s only a partial fix. And if you have vents or other 'leaks' in your ceiling, more insulation isn't going to stop all that heat loss anyway.

I'll buy more heaters and a dehumidifier.

Again, these are quick fixes that only address part of the problem if you have a cold, damp home. They are only effective in the room they are placed in, and their running costs can be more over time than the cost to fix the problem for good!

What you really need is a ‘whole home’ solution.

Prevention is always better than cure – and generally less expensive. Difference Between a Scullery and a Butler's Pantry - and Why Have Either?

And growing confusion about the difference between the two.

In practice, the terms scullery and butler’s pantry are often used interchangeably. They both refer to a space that is used as a mini-kitchen of sorts. A kind of hideaway for the messy side of kitchen use that you don't want to sully your beautiful open-plan main kitchen. That's one the reasons they're coming back into vogue now.

Gyms Aren’t Coming Back. Here’s How You’ll Work Out in the Future, According to Fast Company.

Like many of us in New Zealand during last year's lockdowns, Fast Company magazine writer Elizabeth Segranfound her local gym was closed, so she started swapping her regular workouts for cheese and wine sessions at home.

Until she realised what that was doing to her fitness and weight.
