One of the first things to consider is whether your section can accommodate the type of home extension you have in mind. This includes checking site coverage ratios, boundary setbacks, and local council requirements, as well as making sure you still have outdoor space that suits your lifestyle.   • How much will it cost to extend on my house?

    $3,500 - $4,000 per m2 is a starting guide to estimting the cost of a ground level extension, however the final figure will be dependent on things such as what type of room your adding and the complexity of integrating with the existing home. 

  • Are house extensions worth it?

    Absolutely!  You deserve a home you love. 

    Even with the existing structure, it is possible to extend the living space out, up or even down!

  • How do you fund a house extension?

    Due to rising property values, most renovation projects can be funded through your bank, based on the increased captial value of your property.

  • Are small extensions worth it?

    Small extensions are expensive on a m2 basis due to the first metre of any extension being the most expensive. Your needs will determine what extension is best for you.

  • Is it better to add on or build up?

    Generally it is considered 20% more expensive to build up, compared to adding on.

    This is dependent on a combination of what you are allowed to do (based on site coverage and neighbour shading), and what you stand to gain e.g. views, sunlight, living space. 

  • What is the most valuable extension?

    From our experience and feedback from our customers; turning a 3 bedroom, 1 bathroom unit, into a 4 bedroom, 2 bathroom home is one of the more high return renoavtions. By adding an additional bedroom with ensuite, you significantly increase the occupancy in the home.

If your home has under-used space up inside the loft, one of the most cost-effective ways to gain more space and increase the value of your home can be turning the space into an attic room. Think of all the uses - a bedroom, home office, sewing room - the sky's the limit! Attic renovations can be an extremely cost effective solution to create that additional space without changing the buildings overall dimensions.


The alternative if you don't have enough space is to raise the roof - literally - by increasing the height of your roof, or by adding a whole new level to your home. The two reasons people usually consider going up is either because your section size does not allow spreading out as an option and/or that by going up you get to take advantage of some great views.
